I Cannot Protect You.
I no longer believe in the values and ethics set out by the National Association of Realtors.
I no longer believe that I can protect you from Realtors who do not follow the Code of Ethics.
Realtor Codes of Ethics are Not Law, and even if they were you would have to fight with every dollar you have and every ounce of energy to make a Realtor pay for a bad situation they got you into.
I got my Broker's license after One year as a Real Estate Sales Agent. I was so excited to Start my Own office and to uphold the Ethics of the Realtors.
When I first Started Real Estate and Became a Realtor.
I felt that in working for other Brokers I was limited in the Integrity and Honesty I could have in my Real Estate Transactions. I figured if I was my own Boss than nothing would Stop me From Doing what was Right.

I Got My own Agents to Work with Me and
I quickly Learned that it was not my Broker
that had limited me from doing what was right, but that, in fact it was the system that was put into place by the Realtor's Association.

a Bit of Realtor History
They put a Code of Ethics into place and set out to change the reputation that Realtors had, at that time, it was worse than used car salesman.
I won't bore you with too much history.
However, it seems that the system was really put into place to create an Association to make money from the real estate agents, kind of like Amway or Tupperware.
Another words, a VERY large mulit-level Marketing scheme that would make the people at the TOP very,
very, Wealthy. And disguise their real motive behind a massive Campaign that convinces the Public at Large that "Realtor" is a Better type of Real Estate agent. And that this Association was set up to "Protect the Public".
One Wonders why They invented Real Estate agents in the first place. It seems to me that if you want to sell your home - you just sell it.

And it seems to me that the experts that you need to sell a home such as a Real Estate Attorney, a Title Company, an Engineer or Home Inspector and Possibly a Bank or Lending institute, Do Not Really need a Realtor
to Do their Work.
So the "Realtor" started a CLUB, they made all of the "Real Estate Agents" join. How did they do this ?
If you don't join than you can not have access to "their" database of properties for sale and the Realtors have public marketing campaigns that
will ensure that a Buyer or a Seller of Real Estate THINK they need you to Be in Their MLS - Realtors Database or their home simple will never sell. So ALL the Real Estate agents Join the Club.
They are Ensured that a Code of Ethics is in place and that they will do the Best they Can to make sure that these codes are followed.
You put your Hand over your heart and YOU promise to uphold the Realtors CODE of Ethics.

it is a constant mind - game struggle to me to Stand up for Your Rights and Make sure you are Not harmed in your Real Estate Transaction.
And in the End I walk away not knowing if anything will come up for you in the future because there is No certainty in anything that is said. And there is No
Way for Me to know that No One Person
in the Transaction has lied or simply withheld information.
I have found that the Title Company was the Most helpful, with the least amount of Ego. Funny, in the real estate transaction they got paid the least amount.
I tried to Protect my Clients, I tried to Follow the Codes of Ethics, But I now feel there is NO WAY in the current real estate climate that I can protect you from the system the Realtors have in place.
Our local Association of Realtors recently spent thousands upon thousands on a handheld device and system to Keep you out of the local Realtor’s database (MLS). This device is a blue plastic handheld device that is approximately 1 inch by 2 inches and is about ¼ inches thick. Apparently some Realtors gave their codes to clients so that their buyers could look up real estate and narrow down their search. And so that Sellers could establish a price for their property and shop for another real estate parcel to purchase after their sale.
Why was so much money spent on keeping YOU out of the database that your money, your real estate transactions created?
Why not spend money protecting consumers?
Why not spend money on quality control?
Meaning, the MLS database is not accurate and the MLS spends no money on any kind of auditing system to ensure that the data is accurate. Such as SOLD data entered wrong. There really is no way to monitor quality contol.
How appraisals are created and the system of real estate as a whole will be detailed, by me - from my perspective in my upcoming book "Confessions of a Realtor".
I Ask Why is it So important to Keep You Out of THEIR Database ? They NEED to spend BIG money to keep you out of our system Why? When all you have to do is to pay a relatively small fee and become a Realtor, a week out of your life, you join the Association of Realtors and you too can have access to the local MLS. But if you Don’t pay, don’t join the system than they will do all they can to keep you out of their database.
Realtors go to school for One Week.
You put Your Life in Their Hands.
Realtors do Not know what you Think they Know.
Realtors do not really know what you NEED them to know to protect you in your Real Estate Transaction.
You must know your rights in Real Estate. As a Real Estate Broker Owner, my hands are tied.

The Association of Realtors, to me, is simply
a Giant, Billion Dollar Multi-Level Marketing Club.
It does not cost much to enter, but if you are not in the club you cannot play.
And if you are in the Club, they will Still Protect their Own. So if you are in a situation where the Association of Realtors can stand up for what’s your rights in real estate, Right or Wrong does not factor in, it is simply who has been there longer and who THEY like Best.
Folks, There Will Be Those who Speculate as to WHY
I am speaking of Realtors in a Negative Way. The thing
is that I have been There, I am not jealous of anyway, I am not
speaking out of pettiness or to Hurt any One Person.
This information is a VERY SMALL
amount of what I feel about the real estate industry.
It is information that I did not know before
I became a Realtor / a Broker Owner.
My Reason is To Inform and Protect the
Public from the real estate industry with knowledge
and education of the industry. And to Protect
Realtors from the parts of the Realtor Association that
can and DOES hurt them as well.
NMAR MLS Meetings.
In Whitefish Montana at the MLS / Realtor Meeting the Realtors make you sit in certain chairs. They act like they are Gods. They sell one or two Whitefish properties, and because of the purchase price of these properties – being in Whitefish, they get a large commission check.
After this, they Make MORE money than you do - there for they
quickly become arrogant and look down their noses.
When I heard about this I did not believe it, the first meeting I went to I was told where I could and could not sit. The Realtors that had been there are while were almost feared by the new agents.
They treated them badly and with disrespect.
The Realtors do not Work as Hard as Most of their Buyers and Sellers do, yet they make them feel like they are better than them because they make more money.
Realtors make more money than MOST of their Buyers and Sellers. They make this MONEY from Buyers and Sellers but
treat them with an arrogance quite degrading.
Folks, Take Your Rights Back.

If you need to know what your home is worth, don’t call a Realtor, call an Appraiser. They use the Realtor’s data, and that is not always correct, however, the lending institutes will lend on a “Home Value” by a licensed Appraiser and that is all you need.

We Feel that the Current "Realtor" System is not set up for your best interest but instead to make sure that the Realtors keep there jobs.
With the Internet Quickly taking over as the Number One Advertising Medium, many folks are losing their "Realtor" jobs.
Also with the Internet, the US is out sourcing more to other countries. LOTS of PEOPLE are losing their JOBS, but because the National Association of Realtors has MORE money than YOU do, they Lobby, they fight and they Keep the Realtor’s Jobs in tact, even if it hurts the consumers – the hard working home owners, along the way.
What I have witnessed as a Real Estate Broker Owner, being a member of the NAR, and multiple state associations of Realtors, has created the belief that
“Sellers Sell Real Estate – Buyers Buy Real Estate – Banks Loan Money on Real Estate – Title Companies Close Real Estate Transactions and MORTGAGE BROKERS
and REALTORS just get in the way.”
Realtors Are Hanging on to the Their Careers with ALL their Might. And by Might, I mean MONEY.
Realtors are getting BIGGER billboards, taking our more TV ads and fighting for their career by trying to get you to Believe that you Need Them.. Folks YOU DO NOT.
Though Realtors have Websites, the masses of Realtors do not get Internet Marketing. The Big Players like Realtor.com and HomeGain.com certainly do and they use the Realtors – who use your data to get Eyeballs to their website so that they can sell them stuff. So a Billion dollar industry doubled with the power of the Internet but you get nothing.
You make them richer, Why ?
Most Local Realtors STILL work in Old Media and they tell you that’s where it’s at. I had a Realtor from Bigfork Call my Office and want to team up with one of our listings, he said he specialized in Print Ads and that Folks don’t look online for Real Estate as much as they look at print ads.
We of course did not go for this obvious grasp at getting listings. Almost ALL buyers look online for Real Estate. Print Ads are a Waste of Money and Lots of Money.
The local Real Estate Connection Magazine cost around $500 a page to advertise in. I have NEVER got a Buyer from a Shiny Magazine.
ALL of my buyers come from the Internet or Yard Signs. These magazines make it BIG and it does not matter if your real estate sells or not they still get paid. I estimated the biggest one here makes around $80,000 a month.
And check out the ENORMOUS advertising rates in the Flathead Living Magazine or the Big Sky Journal. They cost thousands per page. Folks those Ad dollars are thrown away and you END up paying for it. Why not simply sell your real estate yourself ?
Also the Biggest – Shiny magazine for Real Estate here will not let the For Sale by Owner Advertise and they Will Not let Discount Brokers Advertise.
WHY ? it is because the REALTORS threatened to boycott them and that would kill their advertising business? Because you cannot afford to place the ads the Realtors do.
Realtors read the paper and call me and ask what listing that is that I am advertising. They are too lazy to look in their MLS or surf the web to find out.
I am tired of lazy Realtors who want me to do their work for them and will Simply throw me under the bus when ever the opportunity appears.
Real Estate Use to be VERY Competitive
but now its Even More So.
I built a Website for a High End Listing, the website had access to hundreds of photos, well log information, area information and more. The Realtor who had an interested client refused to show them the website. I wanted their client to see the website first so they could FIRST determine if all the aspects on the website looked like a property their client would want. They refused, they would rather just show the property. Now if the website can determine whether they want the property or not why waste the Sellers Time and The Buyers Time ?
It is Simply because The Realtor is Fearful
of Losing their Client to Me.
Attention: Buyers
This is VERY bad For You.
I am tired Realtors trying to send their clients to me to show a property and they write up the deal to sell the property.
And though the Buyer’s Realtor has never seen the property, the Buyer has no problem with them writing up the deal and taking half of the commission for absolutely no work.
There is a Listing Option for a Seller
called an Exclusive Listing.
This Type of Listing Allows for a Seller to Look for / or Find their Own Buyer, as well as
to list with a Real Estate Agent.
If the Seller finds Their Own Buyer than the Realtor walks away from the Deal.
Most Realtors, of Course, do not like this option because it puts the Seller into direct
competition with them.
I Once had one of these Types Of Listings.
The Seller put up Ads to Sell the Property.
To me, I thought the Seller had every right to market all they wanted. However, one of the Local Realtors called the Kalispell MLS Office (NMAR) and told them that my Seller had put up and ad and my name was not on it.
Now This had nothing to Do with This Realtor.
They simply wanted to make it harder for the
Seller to Sell without a Realtor.
The NMAR Director called Me and told me to Have my Seller take down the ad.
They would not even listen to me, and they did not care that it was an “Exclusive Listing”. The ad had to come down or I would be fined and lose my membership.
The Seller took the Ad Down for Me.
But, HEY – This was Wrong.
If I tell a Seller they can find a Buyer, and I sign a document
for an “Exclusive Listing” which attests to this fact.
And than the Realtors Association tells me that The Seller Cannot
Market their Property than That Hurts You.
Why Bother having an “Exclusive Listing” option on THEIR forms
or in their DATABASE if they are not going to honor it.
There Are So Many Reasons for Me to Not Be
a member of the National Association Realtors.
And of course because most Real Estate Agents are Members of the Association this makes their NEEDS turn into Montana State Law, such as the BLATANT attack on a Buyer’s Rebate.
Consumers: Wake Up
Stop Using Realtors
And if the State Will Not Allow Commission Cuts, or Buyers Rebates than Sell your Real Estate without a Realtor and give a Buyer a Rebate Yourself.
Those Who Claim a Buyers Rebate is Mortgage Fraud…

Once you Go to THEIR website, that is promoted
by millions of Realtors than THEY can
Sell you Stuff, their Advertisers are HAPPY
and the Realtors just Go with the Flow.
WHY Buck the System Right ?
Where Else can you make
Thousands of Dollars an Hour.
No Joke, I have done It.
Why does the National Association of Realtors fight so Hard for Realtors to NOT use the term “Realtor” for the name of their website?
They are GREEDY, they want ALL the money, you can be a member, you can MAKE them Billionaires, but you CANNOT use their fancy smancy term Realtor in your Domain Name.
Realtors – Wake Up. The NAR is USING
you More than You may Ever Know.
And your local Association only Cares about Revenue, making a living and getting home to their families. They will NOT stick their neck out for what is right, and it does not matter who it hurts, as long as it does not hurt THEIR bottom line.
